By the way: no price here is set in stone.
Budget and package don't quite match? Talk to us and we'll find a fair deal. We especially like supporting founders and young businesses, for example with a lower project price combined with hosting or ongoing care.
Where the tour can go
Not every portal can do everything. So you know in advance where you stand, including the places where it gets stuck.
Embedded directly, with no third-party logo and no redirect to a provider. We build it in, even if the site wasn't built by us.
Commercial providers can embed virtual tours in the listing free of charge. We supply the right link and tell you where it belongs.
360° panoramas can be uploaded directly in the extranet under "Photos", as a JPG in 2:1 format. We deliver the files ready in that format.
No dedicated 360° product known, but the tour can be placed as a link in the listing. How prominently depends on the portal.
QR code on the listing or in the shop window. Anyone standing in front of it walks through the property before your office even opens, and you can see how often that happens.
Airbnb offers no way to embed a 360° tour. And external links before booking are a grey area there that can cost you the account in the worst case. We advise against it. You can still use the photos from the package there regardless.
For the record
Why you won't find miracle numbers here
You won't find an "87% more inquiries" or a "sells 40% faster" on this page. Numbers like that circulate all over the industry. We looked into them and found no solid source behind them. The same claim turns up at different providers with different percentages, and no study exists for the German market that they could point to.
What can honestly be said: buyers and tenants today expect photos, a floor plan and ideally a tour before they book a viewing. Anyone who doesn't deliver that drops out of the shortlist early. That is reason enough. It doesn't need a made-up percentage.

Tell us about the property
Address, floor area, number of rooms: that's all we need for a fixed price. You get it the same day, not "we'll get back to you".
Appointment & access
We arrange the appointment with you, the owner or the tenant. For vacant properties, handing over the key at the office is enough.
On-site shoot
One to three hours depending on size. We shoot with a tripod, bring our own lighting and move distracting items out of the way instead of retouching them out later.
Editing
Stitching panoramas, matching exposure, building the tour, drawing the floor plan. On request we furnish empty rooms digitally. Takes 2 to 4 business days.
Handover
You get the link, embed code and all files. On request we embed the tour directly into your website and your listing.
Frequently asked questions
What does a virtual tour cost for a typical flat?
For a flat between 80 and 150 m², that's our Standard package for €379 one-off: including the tour, 18 edited photos, a floor plan per floor and 12 months of hosting. The German market rate for this is around €420. Smaller flats up to 80 m² are €269.
Does the flat need to be empty?
No, quite the opposite: furnished rooms often look more lived-in and make the size easier to judge. What matters is that personal items are put away: photos, post, medication, laundry. You get a short checklist beforehand. Anything that still ends up in shot, we retouch out.
How long does the tour stay online?
In the Compact package, 6 months; in every other package, 12 months. After that, €9 a month if you still need it. If the property sells or lets before then, we take it down on request. You keep the files either way.
What about privacy if someone still lives in the flat?
We don't photograph people. Personal items, photos on the wall, nameplates and number plates in the yard we retouch out on request. For rented properties, the tenant should be informed beforehand. That's simply the condition for us being allowed into the flat.
Can empty rooms be shown furnished?
Yes, that's virtual home staging: we furnish the rooms digitally, €52 per image. On request we label those images as digitally furnished. A listing that later disappoints at the viewing helps no one, least of all you.
Do I get a floor plan too?
From the Standard package on, the 2D floor plan per floor is included. On its own it costs €16 per floor, the 3D version €25. We draw it from the shots and your measurements. We don't need a building plan, though it helps.
We're estate agents with properties coming in constantly. Is there a cheaper way?
Yes. With the quota, you book fixed properties per month: 2 properties for €599 or 4 properties for €1,099 a month, instead of €758 or €1,516 billed individually. Hosting of all active properties is included, unused properties carry over one month, and it's cancellable monthly.
Does it work with Airbnb too?
Only in a limited way, and we'd rather be honest about that: Airbnb offers no way to embed a 360° tour. External links before booking are a grey area there that can cost you the account in the worst case. You can of course still use the photos from the package on Airbnb. You just run the tour through Booking.com, FeWo-direkt and your own site.
Do you come outside Kiel too?
Yes. Within Kiel and a 30 km radius, travel is included: that covers Eckernförde, Plön, Preetz, Laboe and Gettorf. Beyond that, €0.35 per kilometre, one-way; we go to the Baltic coast, to Lübeck or to Hamburg just the same. For several properties in one region, we split the travel between them.
